What buyers notice within the first two minutes
Before a buyer processes square footage, floor plan, or finishes, they register three things almost unconsciously: natural light, smell, and ambient sound. Staging and photography can influence all three, but only up to a point.
Light is the easiest to fix and the most commonly mishandled, especially through a Toronto winter when short days mean heavy drapery and dim bulbs read as "dated" even in an otherwise updated home. Smell is harder: pets, cooking, and wet boots by the door linger in soft surfaces long after a deep clean looks complete. Sound is the one sellers forget entirely: a home near the Gardiner Expressway or under a streetcar line needs showings scheduled around quiet windows, not convenience.
